This act gave force of law to the Northern Custom; fair rent, free sale and fixity of tenure (the three F's) wherever it was agreed that these rights existed. A tenant who did not enjoy the benefit of the custom was given increased security in his holdings:- 1. Tenants leaving farms were to be compensated for any improvements they made. Compensation was awarded based on the fact that any improvements became a benefit to the landlord on the departure of the tenant. 2. Eviction for causes other than the non-payment of rent was to involve compensation for disturbance.
